General Leasing Questions

How do our rates compare to on-campus housing rates?
When comparing our rates to on-campus rates you must take into consideration many variables, including floor plan layout, square footage, furniture, utilities and community events. Our leasing staff is available to discuss with you how our rates compare to other housing options and validate that our community offers you the best value for your money, as well as a great location and incredible amenities.
Can additional furniture be brought into the apartment?
You are welcome to bring additional furniture with you, but don’t forget that all of our apartments are fully furnished. You are welcome to move the furniture around to best suit your preferences, however none of the furniture may be removed from the apartment.
Can I pay my bill with a credit card? Is there an extra charge?
Yes! View your balance, submit electronic check, or pay with a Visa, MasterCard, American Express, or Discover from any computer or smartphone. Visit HubMinneapolis.com and click the “Resident Login” button. There is a 3 – 5 percent convenience fee to make payments with credit card, or $1.50 fee for eCheck.
Do I have a meal plan?
Meal plans are not offered at Hub Minneapolis.
What if I need to cancel my lease?
Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. We offer lease re-assignments for a $250 fee. Please see a leasing professional for further details.
If I pay in full, do I get a discount?
Hub Minneapolis does not offer discounts for rent paid in full. However, prepayment gives you the peace of mind knowing that your account is in good standing at all times!
Do you allow pets?
Hub Minneapolis is a pet friendly community! Permitted animals must weigh no more than 50 lbs. and aggressive breeds are not permitted. No more than one animal is permitted in a bedroom and no more than two animals are permitted in an apartment.
What do I need to hook up my computer to the internet?

You will need a CAT 5 (Ethernet) cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work. Your computer or device must be registered as an active device with our internet service provider. We also have community-wide WiFi.

How are roommates matched?
Roommates can be matched in a couple different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to do the matching for you! We look closely at the information both you and your potential roommates have provided in your application and on your roommate matching card and work to find people that have the same or similar preferences. Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.
How close to campus are you?
We are located across the street from the University of Minnesota.
How many people live there?
Every year the total number varies just slightly, but we have room for 707 residents.
If I am over 21 do I need a guarantor?
Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, EdR Management, Inc. will accept a security deposit of one (1) month's rent.
Is parking available?
We have a limited amount of reserved parking spaces available for lease on a first come, first served basis. The parking garage is climate controlled and has controlled access.
What is the cost?

What size are the beds?
Our beds are full-size, extra-long. We suggest you bring queen-sized sheets, which will work well instead of paying higher prices for “special” sized sheets.
What types of leases are available?
We offer 12 month installment leases.
What utilities are included in my rent?
Our rental package covers HD cable, high-speed internet, & trash. The resident is responsible for electric and water.
When can I move in?
Move in date for Fall 2018 is August 30, 2018 at this time.
When do I put down a deposit?
If you do not have an approved guarantor, you must pay a deposit (equivalent to one (1) installment) within 10 days of signing your lease.
When is my first payment due?
Fall 2018 residents will need to pay their first month’s installment by August 15, 2018.
Will you send me a bill each month for my rent?
We do not send any type of invoice for rent. However, rent is due at the first of the month and is considered late after 10:00 AM on the 3rd.

What is "renewal"?
Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!
How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

It's that easy!

If I renew, do I have to move out and then move back in?
When you renew and choose to stay in your current spot, no moving is required!
If I renew, will my guarantor have to sign again?
No. Your guarantor doesn't have to do anything extra!
I just moved in, is it to early to renew?
Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.
I'm graduating in December, can I still renew?
Contact the office for details on the options available to you.
Can I request different roommates?
We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.
When do I start paying the new rent amount?
On the first day of your new lease.
